Party Wall
A wall shared between two adjoining properties — such as the dividing wall between semi-detached or terraced houses — with specific legal implications when renovation work affects it.
A party wall is a wall that sits on the boundary between two properties and is shared by both. The most common examples are the walls between semi-detached houses, terraced houses (row houses in the US), and between apartments in a building. A party wall can also refer to a garden wall built on the boundary line.
Types of party wall
- Shared wall — a single wall straddling the boundary between two properties, with each owner owning half
- Wall on one owner’s land — a wall built entirely on one property that another property is built up against
- Party fence wall — a wall (not part of a building) that stands on the boundary line, such as a garden boundary wall
When party walls matter in renovation
